Full Chimney Repair Service Across Limerick
A chimney takes the worst of the Irish weather. Rain, frost and Atlantic wind hit it from every angle, every season. When the mortar joints open up or the flaunching cracks, it is never just an aesthetic problem — water finds the lowest point, and that point is usually inside your ceiling or your chimney breast wall.
We handle every aspect of chimney repair: repointing deteriorated mortar joints, renewing cracked flaunching, dressing new lead flashing, fitting cowls and caps, reseating loose pots, and partial or full stack rebuilds where the brickwork has gone beyond saving. We work on all chimney types across Limerick — Victorian terraces in the city, semi-detached estates in Dooradoyle and Raheen, older farmhouses in Mungret and Patrickswell, and everything in between.
If you are also dealing with broader roof issues, our full roofing service in Limerick covers everything above the gutters. Or if the gutters themselves are the problem, see our gutter repairs service.

Chimney Faults We Fix in Limerick
These are the problems we diagnose and repair most often. Many of them are invisible from the ground until water is already inside.
Cracked or Failed Flaunching
The mortar bed at the top of the stack holding the pots in place. Frost and UV degrade it over time. Once it cracks, pots can tilt or become loose and water pours into the stack. We hack off the old flaunching and lay a proper new bed, correctly sloped to shed rain.
Deteriorated Mortar Joints (Repointing)
Rain washes lime out of mortar joints over decades, leaving them open and recessed. Once joints are open, water tracking down the face of the stack will enter the brickwork and eventually the structure below. We rake out the old mortar to the correct depth and repoint with a mix matched to the original.
Leaking Lead Flashing
Flashing seals the joint between the chimney stack and the roof covering. Lead can lift away from the mortar joint it is tucked into, crack at the step folds, or simply corrode. A failed flashing is one of the most common causes of a damp chimney breast inside the house. We re-dress or replace the lead correctly, including step and soaker flashings where needed.
Spalled or Cracked Brickwork
Frost causes moisture trapped in bricks to expand, breaking the face off the brick (spalling). Spalled bricks absorb more water, which accelerates the problem. Where spalling is isolated we replace individual bricks; where it is widespread a partial or full stack rebuild is the correct fix.
Loose or Missing Chimney Pots
A loose pot is a safety hazard — if it falls, it comes down hard. They work loose when flaunching fails or when lead straps corrode. We re-seat and re-flaunch loose pots, and source matching replacements where a pot is broken beyond reuse.
Downdraught and Bird Ingress
An open, unused chimney flue draws cold air and rain down into the house and is an open invitation for jackdaws to nest. We fit anti-downdraught cowls, bird guards or capping slabs depending on whether you still use the fireplace. A simple cowl fitting is one of the quickest fixes we do.
Our Chimney Repair Process, Step by Step
We do not guess. Every chimney repair starts with a proper inspection so you know exactly what needs doing and why — before any work begins.
Free Assessment & Quote
We inspect the chimney stack at close range — from the roof, not just from the ground with binoculars. We check the flaunching, mortar joints, brickwork, lead flashing, pots and the roof covering directly around the stack. You get a clear written quote with no hidden costs.
Safe Access Setup
Depending on the stack height and roof pitch, we use a secured ladder system, roof ladders, or erect scaffold where the job demands it. Safety is not negotiable; we do not rush access to save time.
Hack Off & Preparation
Old flaunching is hacked back to a clean, sound surface. Mortar joints are raked out to a minimum depth of 15–20 mm to give the new material something to key into. Loose bricks are carefully removed and set aside or replaced.
Repoint, Re-flaunch or Rebuild
New mortar is applied in the joints, or new flaunching is laid and profiled to the correct slope. Where we are rebuilding sections of the stack, we bed courses level and true, matching the brick bond. Lead flashing is cut, dressed and tucked correctly into the mortar joint, then pointed over.
Cowls, Caps & Pots
Pots are re-seated in fresh flaunching and checked for plumb. Cowls or bird guards are fitted at this stage. If the chimney is being capped off, the slab is bedded and sealed.
Clean-Up & Final Check
We clear all debris from the roof and clean down. We walk you through what was done and explain any follow-up maintenance — including when and how to check the flaunching in the future. We leave the site as we found it.
Materials We Use
We use a hydraulic lime mortar mix for repointing older lime-mortared stacks, or a suitable sand-and-cement mix where that is the original specification — using the wrong mix on an older stack can cause the bricks to spall faster. For flaunching we use a properly mixed mortar with a plasticiser to resist freeze-thaw cracking. Lead flashings are cut from Code 4 or Code 5 lead sheet as appropriate. We do not use silicone alone as a flashing repair — it fails quickly and is not an accepted solution.
What Affects the Cost of Chimney Repairs in Limerick?
We do not publish a fixed price list because every chimney job is different. Here is what we look at when we price a job — and what you get in every quote.
- What needs to be done. Repointing a small section of mortar joint costs far less than a full stack rebuild. Fitting a cowl is a quick half-day job; replacing step flashing is more involved.
- Stack height and roof pitch. A taller or steeper roof requires more time to access safely. A chimney on a bungalow is a very different job from one on a two-storey Victorian end-of-terrace.
- Access requirements. If scaffold is needed (for a very high stack or where ladder access is unsafe), this adds to the cost. We tell you upfront if scaffold is required and why.
- Extent of damage. A chimney that has been left for many years may have water damage to the roof structure or the internal breast as well, which affects scope.
- Materials. Lead flashing costs more in material terms than a mortar repoint, for example. We use appropriate materials for the chimney type, not the cheapest option.
- Number of stacks. If you have more than one chimney stack, we can often schedule both together at reduced cost per stack.

The price in the quote is the price you pay. We do not add on extras once the job is started unless we find a genuinely hidden problem — and even then we stop, show you and agree the additional scope before continuing.
Based in Limerick
We live and work here. We know the property types across Limerick city and the surrounding towns — the older lime-mortared stacks in the city centre, the concrete-capped stacks in the 1980s estates in Caherdavin and Corbally, and the exposed farmhouse chimneys on the outskirts.
Tidy, Careful Work
Chimney debris — old mortar, broken flaunching, crumbled bricks — comes down with the job. We bag and remove it, and we check the roof covering around the stack is left in the same condition we found it.

Chimney Repair Questions — Answered Honestly
These are the questions Limerick homeowners ask us most often. If yours is not here, just call or drop us an email.
How do I know if my chimney needs repairs?
Common warning signs include crumbling mortar joints, cracked or loose flaunching (the cement that holds the chimney pots), damp patches on the chimney breast inside the house, loose or missing lead flashing at the base of the stack, or visible gaps in the brickwork. If you can see white staining (efflorescence) on the outside of the stack, water has been getting in.
Any of these signs are worth getting looked at before the damage spreads to the roof structure below. If you are unsure, our free chimney inspection will give you a clear answer.
What is chimney flaunching and why does it fail?
Flaunching is the sloped mortar bed at the top of the chimney stack that holds the chimney pots in place and sheds rainwater away from the stack. Over time, frost, UV and the freeze-thaw cycle crack and loosen this mortar. Once it starts to break up, pots can tilt or become loose, water gets into the stack, and the damage accelerates.
Repairing or renewing the flaunching is one of the most common chimney jobs we carry out across Limerick. It is also one of the most cost-effective repairs — catching it early avoids far more expensive structural work later.
What is the difference between repointing and rebuilding a chimney stack?
Repointing means carefully raking out the old, weathered mortar between the bricks and filling it with fresh mortar. The bricks themselves stay in place. Rebuilding (or partial rebuilding) is needed when the bricks are spalled, cracked, or the mortar joints are so far gone that the stack has become structurally unstable.
We always try repointing first where the brickwork is sound — it is a far less disruptive and less costly job. We will never recommend a rebuild just to increase the price of a job.
Do you fix chimney flashing in Limerick?
Yes. Lead and aluminium flashing is what seals the junction between the chimney stack and the roof covering. It is one of the most common causes of a damp chimney breast inside the house. We cut, form and dress new lead flashing to the correct profile — step or soaker depending on the roof type — and seal it properly into the mortar joints.
If the flashing has just lifted or cracked at the edge, we can often re-dress and reseal it without a full replacement. We assess this on site and give you an honest recommendation.
How much does a chimney repair cost in Limerick?
The cost depends on what needs to be done and the height and access requirements of the stack. A straightforward repoint or flaunching repair costs considerably less than a full stack rebuild or new lead flashing installation. Scaffold or ladder access requirements also affect the price.
We provide a free, no-obligation quote after assessing the chimney — there are no call-out fees. For a broader picture of what roofing work costs in Ireland, see our guide on roof repair costs in Ireland.
Is it safe to use a fireplace with a damaged chimney?
No. A damaged stack, cracked flue liner, or compromised flashing can allow smoke, carbon monoxide or sparks to escape into the roof space or living area. Carbon monoxide in particular is odourless and colourless — you would not know until it was too late.
If you have noticed any signs of damage, we strongly advise not using the fireplace until the chimney has been properly inspected and any repairs completed. Get in touch and we will arrange an assessment promptly.
Do you fit chimney cowls and caps?
Yes. A cowl or rain cap prevents rainwater from entering the flue, reduces downdraught and stops birds nesting in unused chimneys. If you have a fireplace you no longer use, we can also fit a capping slab over the pot to seal the flue from above while still allowing some ventilation. This significantly reduces damp from a defunct chimney.
Cowl fitting is one of the quickest, most cost-effective chimney jobs we do — and it makes a real difference to both damp and heating bills.
How long does a chimney repair take?
Most single-stack repairs — repointing, flaunching renewal, cowl fitting or flashing work — are completed in a day. More extensive work such as a partial stack rebuild takes two to three days depending on the height and scope.
We let you know exactly what to expect when we carry out the free assessment, including how long it will take and whether you need to be at home during the work.
